About The Project
Gemini Lakes is a new residential community designed to bring life back to a historic part of Titusville. Located on the site of the former Royal Oak Golf Course, the project reimagines 147 acres of underused land into a walkable, well-connected neighborhood offering a mix of housing types, green space, and community amenities.
This is not sprawl—it’s smart infill redevelopment. By building within the city’s existing infrastructure and preserving the character of nearby neighborhoods, Gemini Lakes creates new housing options without expanding the city’s footprint. The community is designed to meet the growing demand for homes driven by the Space Coast’s economic boom, especially from industries like aerospace, defense, and high-tech manufacturing.
The site design emphasizes neighborhood connectivity and environmental sensitivity. Trails and sidewalks link Gemini Lakes to adjacent subdivisions, while a network of modern infrastructure improvements—built above flood elevations—ensures long-term resilience. The community’s tree preservation plan exceeds city requirements, blending old-growth trees with native landscaping and introducing shade-lined streets.
Importantly, the former golf course was a commercial enterprise, not public open space. When the business model became unsustainable, the course closed. Gemini Lakes repurposes the land responsibly, creating a neighborhood that serves the broader community.
